We wanted to share a recent success story that highlights the importance of carefully reviewing every detail in a real estate transaction. One of our buyer clients was in the process of purchasing a home in San Francisco when, during the review of the disclosure documents, we spotted some red flags in the pest and termite report. Something didn’t sit right, so we advised our clients to dig a little deeper.
We coordinated a second inspection with Chester, our trusted pest and termite inspector. Chester’s thorough inspection revealed additional dry rot and fungus on the home’s siding that wasn’t fully addressed in the initial report. The cost to repair this Section 1 work was estimated at an additional $30k.
Armed with this information, we were able to go back to the negotiating table and secure a lower price for our clients, ensuring they got the home they wanted without unexpected expenses down the road.
